THE CITY COUNCIL OF THE CITY OF :M.Al~YSVILLE DO ORDAIN AS FOLL011S:
Section 1.
A.Declaration of Purpose:
The purpose and function of this zone is to provide for and protec
a certain area of the City of Marysville as a dommercial business
district for the entire Marysville area.-
B.Permitted Uses:
1.Single Family or Multiple Family permitted uses with and under
Single {g-amily or :!olultiple FamilyrJstandards.

Retail stores,personal service establishments,department
stores,furniture and appliance atores.'
Restaurants,cafes and grills (including dancing and enter-
tainment),bars,taverns,cabarets,cocktail lounges and night
clubs,billiard and pool halls.
Banks and financial establishments.
Business and professional offices,general professional ser-
vices,office buildings.
Ne,~spaper offices,job printing establishments.
Household appliance repair stores,heating and plumbing
supply stores.--
Similar retail and service businesses catering directly to
the consumer.
Hotels and Motels.
10.Automobile service stations.
11.Off-street parking lots.
12.Automobile sales,new and used (including servicing and re-
pairing if enclosed).
13.Billboards and outdoor advertising devices.
14.Special property uses:

,~ith their needs and the importance of their location to the Com-
prehensive Plan or ~o the public convenience and necessity,shall
be permitted only upon concurrence of the Planning Commission,
after due notice and public hearing,and after the Planning Com-
mission has found that such proposed use "ill not be detrimental
to the general Comprehensive Plan and adjacent and surrounding

ments and set-back distances specified by the Planning Cow~ission.

6.Hospitals and sanitariums,provided that those for contagious
or mental -diseases and anim~l hospitals shall be excluded from
any Residential Zone.

c~Minimum Lot Size and Width:
No lot size or width required for non-residential permitted
uses:-No lot for any residential use shall be less than 5000 sq.
ft.in area nor less than 50 1 in width.There shall be provided
no less-than 590 s~.ft.for each residential d"elling unit.
D.Gross Floor Area Ratio:
No gross floor area ratio shall be required for non-residen-
tial perm~tted uses.For residential permitted uses,there shall
be a maximum gro~s floor area ratio of .75.
E.Yard Requirements:
1.No required yards for pon-residential peTmitte~uses.
('Exception:All business',conener-oLa.L and manUfacturing uses
shall provide a side yard of 12'when abutting or ad-join-ing
property in any residential zone.)

All business,co~~ercial and manufa~turing uses shall provide
protective screening not less than 72 inches in height when
abutting or adjoining property in any residential zone;such
screening shall be 10 ft.or more from the principal building
on said-adjoining property.
2.For residential permitted uses,yar,q.requiremElnts shall be
the same as requirements for residential zones.
F.Height I:.imitations:
No building shall exceed 35 ft.above the average elevation
at the foot of the building.

•Size and access:
Each off-street parking space shall have an area of not less
than 170 sq.ft.exclusive of drives or aisles,and with a width
of not less than si ft.Each such space shall be provided
with adequate ingress and egress.
When the required parking space is to serve a residential
"structure and is not to be provided in a covered garage,
such space shall be not less bhan 200 sq.ft.
•,Location:
Off-street parking facilities shall be the aistance measured
from the nearest point of the parking facility to the near-
est point of the building that such facility is required to
serve.
(a)For one,two or multiple-family dwellings,~arking facilities
shall be located on the same lot or building site as the build-
ings they are required to serve.

The plan of the proposed parking area shall be submitted to
the City Clerk's office at the time of the application fpr

Inspector.

mi$sion~'.
Section 2
Any person violating or failing to oomp Ly \1I'ith any of the provision
of this ordinance shall upon conviction thereof be fined in a-sum
not exceeding Three Hundred ($300.00)Dollars.or imprisonment for
a term not exceeding ninety days (90)days.or both such'fine and '
imprisonment •.
Section 3
Any ordinance.or parts of any ordinance,in conflict herewith
