SECTION I:Declaration of Purpose.
The purpo~e and function of the light manufacturing zone is to
provide for and protect c~rtain areas within the city for commercial
establishments which require r~tail contact with the public,and
irNolving incidental shop work,storage and warehousing,or light
manufacturine;.
SECTION II:Permitted Uses.
1)Commercial structures unde r standards already adopt r-d ,
2)?ublic trnnsfortation system terminals.
3)Bottling works for soft drinks.
4)Dyeing and dry cleaning plants.
5)Laundri ps.
6)Machine shops.
7)Furniture manufacturing and repair.
8)Commercial and wholesale bakeries.
9)Boat building.
10)Sh~et metal shops.
11)Pr:i.nting and pubLf sht ng pstablishments.
12}Stano monument works.
11)Manufacturing,compounding,processing,packaging or treat-
ment of such products as bakery eoods,candy,cosmetics,
pharMaceuticalE,toiletrieE,and food products.
14)Contractors'offices,shops and storage yards.
15)Manufacturing of articles or merchandising of such follow-
ing preViously prepared matArials as bone,canvas J cellophane,
cloth,cork,feathers,rlasticsJ precious or semi-precious
metals or stones,sheE>t metal no heavier than 14 guage,shell,
textilES,tobacco,wax,Wire,wood or yarns.
16)Manufacturing of musical instruments,toys,novelties,
rubber or metal stamps,or other small moulded rubber products.
17)Manufacturing or assembling of electrical appliances,
electronic instruments and devices,radios and phonographs.
SECTION III:Non-permitted Uses.
Single family or multiple family dwellings.
SECTION IV:Special Property Uses.
1)All business,cammercial and manufacturing uses shall pro-
vi d e a side yard of twelve feet (12')whE'n allutting on
adjoining property within any residential zone.
2)All business,commercial and manufacturing uses shall pro-
vide a ~rotective screening not less than 72 inches in heigr.t
when abutting or adjoining property in any residential zone.
Such screening shall be ten feet (10')or more from the prin-
cipal buildinb on said adjoining property.
3)No particular lot size nor lot width shall be required.
4)No building shall exceed 35 feet above the average eleva-
tion at the foot of the building.
5)Off-street parking shall be provided for in this zone in
accordance with applicable ordinances of the City of Md.rysville.
6)Outside storage facilities and waste products shall be
enclosed with a sight-obscuring fence.
7)To protect residential areas fronting on the same public
right-of-way as this zone,a set back of 100 feet is required
from the ceI~er of the road.The setback is to be used for
parking with a beautification strip fronting the public rieht-
of-way.This beautification strip shall b e no less than five
feet (5')in wid th and extend not less than 60 per cent of the
frontage of the property utilized.
8)All business,commercial and manufacturing sites havir,g a
common building line with residential zoned property or exist-
ine residences in the light manufacturing zone shall have planted
and maintained a view obscuring coniferous green belt of
shrubs,trees or native vpgetation not less than six (6')fept
in height nor less than ten feet (10')in width,for scre~ni~g
purposes and controlli~access.Beautification strip require-
ments as herein provided shall be complied with within six (6)
months from effective date of this ordinance.
SECTION V;Performance Standards.
All commercial business uses are permitted in this area pro-
vided their p8rformance is of such a nature that thE'Y do not imposE"
upon surrounding residential areas smoke,dirt,glare,odors,vibra-
tion noise,excessive hazards,or wetter pollution severe «nough to
affect health,wplfare or safety of the public occupying or visit-
ing such area.
SECTION VI:All ordinances or parts of ordinance in conflict her~
