An Ordinance of the City of Ma~ysville rezoning
certain property within the City limits and amending
the official zorting map previously adopted in
Ordinance No.772..:,' .'
WHEREAS,Harvey'Jubi'e 'and Philip A.Paulsen are the
owners of the following-described'~!opertylocated at,4403 76t~Street

WHEREAS,said owners f i Le di a i pe t i t i on wi t h v t he 'C'i t y Clerk
seeking a rezone of said property from the Industrial classification to
the General Commercial classification;and
WHEREAS,the City Planning Commission held a public hearing
on said rezone on the 28th day of January,1981 and sub~itted formal
findings of fact and a recommendation in favor or granting said rezone;
and
WHEREAS,the City Council has reviewed said findings of fact
and recommendation,and finds that the rezone is in the public interest
and is consistent with the Comprehensive Plan;Now,Therefore
THE CITY COUNCIL OF THE CITY OF MARYSVILLE,WASHINGTON DO
ORDAIN AS FOLLOWS:
.Section 1.The findings of fact of the Planning Commission
with respect to the rezone application of Harvey Jubie and Philip A.
Paulsen are hereby adopted,and the above-described property is hereby
rezoned from the Industrial classification to the General Cornm~rcial
classification .
.Section 2.The official zoning map of ihe City of Marysville,
Washington,as adopte-d in 1972,and Sect ion s. a2 of Ordinance No.772,
are hereby amended to reflect the reclassification of the above-described
property.
Section 3~This ordinance,and the rezone of the subject
property which is implemented hereby,are conditioned upon strict
compliance by the owner with the following conditions:
A. At the time of construction on the subject
property a sight-obscuring fence shall be erected for the
full width of the east boundary line.
B.Prio~to obtainini a building permit for the
subject property the owner shall deed ten.'feet of right-of-way
to the City for the..full'width of the property's frontage along

If said conditions are breached,the zoning ~lassification of the .
subject property shall automati~ally revert to the Industrial classifi-
cation,a~d the owner shall be required to immediately conform the use
of the propetty to said classification.
