HomeMy WebLinkAboutO-1914 - Adds Sec. 20.16.025, model homes (Not codified)·- CIT Y 0 F MAR Y S V ILL E Marysville,Washington ORDINANCE NO.£'7/'1 AN ORDINANCE OF THE CITY OF MARYSVILLE AMENDING CHAPTER 20.16 OF THE MARYSVILLE MUNICIPAL CODE RELATING TO PRELIMINARY PLATS AND AUTHORIZING THE CONSTRUCTION OF MODEL HOMES PRIOR TO FINAL PLAT APPROVAL,SUBJECT TO CONDITIONS. THE CITY COUNCIL OF THE CITY OF MARYSVILLE,WASHINGTON DO ORDAIN AS FOLLOWS: Chapter 20.16 of the Marysville Municipal Code concerning preliminary plats is hereby amended by adding a new section 20.16.025 which reads as follows: 20.16.025 Model Homes. (a)Model homes may be permitted as part of an application for preliminary SUbdivision approval or prior to final plat approval in the sole discretion of the city council.Provided,however,the total number of model homes allowed shall not exceed the total number of legal lots existing prior to the subdivision application.In no event shall the total number of model homes in a preliminary subdivision be greater than four (4). (b)If the city Council finds that the construction of model homes prior to final plat approval will not interfere with the proposed subdivision and meets all other applicable city requirements,it may,in its discretion,approve construction of model homes SUbject to the following conditions: (1)No model home shall be constructed without the issuance of a building permit.No building permit shall be issued until all of the following conditions have been met. (2)No more than one model home shall be constructed per existing legal lot. (3)A hard surfaced roadway to and abutting all model homes shall be constructed to standards determined by the city Engineer. ORDINANCE - 1 Imsv/modeLhome.ord (4)Operational fire hydrant(s)must be approved and constructed in accordance with the Uniform Fire Code. (5)Submittal of a site plan,certified by a registered civil engineer/surveyor,delineating the location of each structure relative to existing and proposed utilities,lot lines, easements,roadways,topography and sensitive areas. (6)Submittal of building plans for each of the proposed structures. (7)Approval of water,sewer and storm sewer extension plans to serve the proposed structures. (8)Execution of an agreement with the City saving and holding it harmless from any damages, direct or indirect,as a result of the approval of the construction of model homes on the site. (c)Prior to the occupancy of any model home,the final plat of the SUbject subdivision shall be approved and recorded. ~PASSED by the City Council and APPROVED by the Mayor this q day of ~,1992.
