AN ORDINANCE OF THE CITY OF MARYSVILLE,WASHINGTON AMENDING CHAPTER 19.20 RELATING TO BULK AND DIMENSIONAL REQUIREMENTS,ADOPTING A REVISED TABLE FOR THE SAME, AND AMENDING MMC 19.20.050 RELATING TO YARD SETBACKS FOR ACCESSORY BUILDINGS. WHEREAS,the Growth Management Act encourages infilling of areas which are urban in character;and WHEREAS,compliance with the City's bulk and dimensional requirements,which are more restrictive in many instances than other jurisdictions,causes frequent requests for variances that are often routinely approved;and WHEREAS,on October 20,1992 the Marysville Planning Commission held a pUblic hearing to consider revisions to the City's bulk and dimensional requirements and the table relating thereto;and WHEREAS,on November 23,1992 the Marysville city Council considered the recommendations of the Marysville Planning Commission concerning revisions to the bUlk and dimensional requirements; NOW,THEREFORE, THE CITY COUNCIL OF THE CITY OF MARYSVILLE, WASHINGTON,DO ORDAIN AS FOLLOWS: MMC 19.20.010 is hereby amended to include a new table entitled "Bulk,Dimensional and General Requirements,"which shall supersede and replace the same table which follows MMC 19.20.010.A copy of said revised table is attached hereto as Exhibit A and incorporated herein by this reference. MMC 19.20.050 is hereby amended to read as follows: 19.20.050 Yard setbacks for accessory buildings.A detached one-story garage, carport or other permitted accessory building,not over seven hundred fifty square feet in area,may be located in the rear yard,provided that the detached accessory building shall be five feet or more from the rear and side lot line and the principal building or any other accessory building.In the case of a detached accessory building on a through lot,the building shall be located no nearer to either street lot line than the depth of the required front yard on either Imvl/buLk.ord street.In the case of a corner lot,the building shall be located no closer to the side street lot line than the required yard of the adjoining lot.Detached accessory buildings exceeding one story and/or seven hundred fifty square feet in area shall provide minimum required yards for principal buildings in the zone.A permitted detached accessory building shall cover no more than fifty percent of the required rear yard. Except as amended herein,all other provisions of MMC Chapter 19.20 shall remain in full force and effect,unchanged by this ordinance. ~PASSED by the City council and APPROVED by the Mayor this /~~day of December,1992.
