AN ORDINANCE OF THE CITY OF MARYSVILLE.WASHINGTON
AMENDING MMC 19.14.080, 19.14.090.AND ADDING A NEW
SECTION 19.14.085,ALL RELATING TO BUILDING FACADE
MODULATION AND ROOFLINE VARIATION.
THE CITY COUNCIL OF THE CITY OF MARYSVILLE,WASHINGTON
DO ORDAIN AS FOLLOWS:
Section 1.MMC 19.14.080 is hereby amended to read as
follows:
19.14.080 Building Facade Modulation for
Commercial Buildings.All new developments shall
provide building facade modulation on facades
exceeding 60 feet in length.The following
standards shall apply:
(1)The maximum wall length without modulation
shall be 60 feet.
(2)The minimum modulation depth shall be three
feet;
~(3)The minimum modulation width shall be eight
feel;and
(4)Other techniques which may be approved by the
Planning Director which demonstrate a minimum of two
design techniques to achieve the intent of this section
may include,but are not limited to:
(a)Varying the planes of the exterior walls
in depth and/or direction.
(b)Variation in the height of the building
so that it appears to be divided into distinct
elements.
(c)Articulate the different parts of a
building's facade by use of color,arrangement of
facade elements,or change in building materials.

(d)Use of landscaping and architectural
detailing at the ground level to lessen the impact
of an otherwise bulky building.
(e)Utilize windows,trellises,structural
bays,roof overhangs,siding,awnings,moldings,
fixtures or other details.
(5)Mechanical equipment located on the roof,
facade,or external portion of a building shall be
architecturally screened by including the equipment the
building or site design so as not to be visible from
adjacent properties at street level or the public
street.
(6)Equipment or vents which generate noise or air
emissions shall be located on the opposite side of the
building from adjoining residentially designated
properties.
Section 2.A new section 19.14.085 is hereby added to
the Marysville Municipal Code,which reads as follows:
19.14.085 Building Facade Modulation for Multiple
Family Buildings.All new multiple family building
developments shall provide building facade modulation on
facades exceeding 30 feet in length.The following
standards shall apply:
(1)The maximum wall length without modulation
shall be 30 feet;
(2)The minimum modulation depth shall be three
feet;
(3)The minimum modulation width shall be eight
feet;and
(4)Other techniques which may be approved by the
Planning Director to achieve the intent of this section
may include,but are not limited to:

Section 3.MMC 19.14.090 is hereby amended to read as
follows:
19.14.090 Roofline variation.All new
developments of multiple family buildings shall provide
roofline variation on rooflines exceeding 30 feet
according to the following standards:
(1)The maximum roof length without variation
shall be 30 feet;
(2)The minimum horizontal or vertical offset
shall be three feet;
(3)The minimum variation length shall be eight
feet;and
(4)Roofline variation shall be achieved using one
or more of the following methods:
(a)
(b)
(c)
(d)
(e)
(f)
Planning
section.
Vertical off-set in ridge line;
Horizontal off-set in ridge line;
variations of roof pitch;
Gables;
False facades;or
Any other technique approved by the
Director that achieves the intent of this
Section 4.Severability.If any section,subsection,
sentence,clause,phrase or word of this ordinance should be
held to be invalid or unconstitutional by a court of
competent jurisdiction,such invalidity or

unconstitutionality thereof shall not affect the validity or
constitutionality of any other section,subsection,sentence,
clause,phrase or word of this ordinance.
