ORDINANCE NO.2.'SD
AN ORDINANCE OF THE CITY OF MARYSVILLE ANNEXING
CERTAIN UNINCORPORATED AREA KNOWN AS THE
FRONDORF ANNEXATION AREA INTO THE CITY OF
MARYSVILLE AND PREZONING SAID PROPERTIES
CONSISTENT WITH THE CITY'S COMPREHENSIVE LAND USE
PLAN DESIGNATIONS
WHEREAS, the City of Marysville received a petition for annexation of the
property described in Exhibit A attached hereto, said petition having been signed or
consented to by the owners of the not less than sixty percent (60%)of the assessed
value of said property; and
WHEREAS, the 60% annexation pennon has been reviewed by the
Snohomish County Assessor's Office for sufficiency as required by law and on
February I, 2006 the Assessor's Office issued its certification of sufficiency; and
WHEREAS, a duly-advertised public hearing was held on said petition before
the Marysville City Council on February 27, 2006 and said Council passed
Resolution No. 2168 stating the City's intention to annex and prezone the property
upon receipt of a favorable report from the Snohomish County Boundary Review
Board; and
WHEREAS, on April 28, 2006, the 45-day Boundary Review Board review
period ended without thejurisdiction of the Boundary Review Board being invoked.
WHEREAS, on May 9
th,the Marysville Planning Commission held a public
hearing to consider a 2006 comprehensive plan amendment to change the land use
designations and prezoning from Multi-family, Medium Density (R-18) and Single-
Family, Low Density (R-4.5) to High Density, Single Family Small Lot (R-8) and
Community Business (CB) as depicted in Exhibit B.
WHEREAS, on June 12, 2006 the Marysville City Council reviewed and
approved Ordinance No. 2632 adopting the Planning Commission's recommendation
to approve the 2006 Comprehensive Plan amendments.
WHEREAS, a duly advertised public hearing was held on said annexation and
prezone to R-8 and CB zoning classifications for the properties referenced by the

aforementioned tax account numbers before the Marysville City Council on July 10,
2006 and the City Council heard testimony from staff, the applicant and the public,
and was fully advised in the premises;NOW,THEREFORE,
THE CITY COUNCIL OF THE CITY OF MARYSVILLE,WASHINGTON
DO ORDAIN AS FOLLOWS:
Section I.The property described in Exhibit A,being situated in the
unincorporated area of Snohomish County,State of Washington,and being
contiguous,proximate and adjacent to the present corporate limits of the City of
Marysville,be and the same is hereby annexed to and incorporated into the City of
Marysville.
Section 2. The above-described property shall hereafter be assessed and taxed
at the same rate and on the same basis as other property within the City of Marysville,
including assessments or taxes in payment of all of the outstanding indebtedness of
the City contracted or incurred prior to, or existing on, the effective date of this
ordinance.
Section 3.Upon annexation of the property described in Exhibit A, the
Comprehensive Plan for the City of Marysville designating the property in the High
Density,Single Family Small Lot (R-8) and Community Business (CB) as depicted in
Exhibit B shall apply to said properties and the properties shall be and are hereby
zoned R-8 and CB. The City's official zoning map shall be amended to be consistent
with said zoning.
Section 4. This ordinance shall become effective August IS"2006.
Section 5.Severability.If any section,subsection,sentence,clause,
phrase or word of this ordinance should be held to be invalid or unconstitutional by a
court of competent jurisdiction,such invalidity or unconstitutionality thereof shall not
affect the validity or constitutionality of any other section,subsection,sentence,
clause,phrase or word of this ordinance.

FRONDORF ANNEXATION
LEGAL DESCRIPTION
That portion of the Northwest Quarter of Section 24, Township 30 North, Range 5
East, W.M., in Snohomish County, Washington, described as follows:
BEGINNING at the intersection of the westerly right of way margin of S.R. 9
(SSH 15 A) with the northerly margin of 84th Avenue Northeast (Getchell Road);
thence Westerly along said northerly margin of 84th Avenue Northeast and the
City of Marysville city limits line to the west line of Easterly 194 feet of the
Westerly 589.28 feet of West Half of the Northwest Quarter of said Section 24;
thence North along said west line and the City of Marysville city limits line to the
north line of said Northwest Quarter of Section 24; thence Easterly along said
north line to said westerly margin of S.R. 9, thence Southerly along said westerly
margin to the POINT OF BEGINNING.
