RESOLUTION NO.9"2B.-A -",~..~" ,'"'"'r\l •"I ,\,A Resolution of the,q t y'0'£Marysville granting sanitary sewers to the 'pHu1n'eu";,yesidential develop- ment known as Village Green. t"...;I I."~~J -'+t' ...~I \J t "~'.• WHEREAS,Richard C.Cornell and Helen J. and wife,are the owners of IS acres of property east of the intersection of 51st Avenue N.E.and a legal description of which is attached hereto WHEREAS,said property is proposed for a planned residential development known as Village Green with a density of 5.91 dwelling units per acre;and WHEREAS,said proposed density is in violation of the 1978 Marysville Comprehensive Plan,which provides for a density of 4.2 dwelling units per acre;and WHEREAS,Section 14.14.050 of the Marysville Municipal Code provides that sanitary sewers may be furnished to sub-divisions which violate the Marysville Comprehensive Plan only upon the issuance of a variance with ,the concurrence of the City Council and the Snohomish County Planning Commission;and WHEREAS,the Snohomish County Planning Commission approved this development and implicitly authorized connection to sanitary sewers on February 21,1978;Now,Therefore BE iT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MARYSVILLE, WASHINGTON AS FOLLOWS: The application of Richard C.Cornell and Helen J.Cornell for sanitary sewer service to the above-described property,known as Villa ge Green,is hereby APPROVED for the following reasons: 1.The proposed density for the subject property is compatible with the density permitted by the Marysville Comprehensive Plan for properties located immediately across lOath Street N.E. 2. The proposed development is within walking distance of a proposed shopping center which will be located at the intersection of 100th Street N.m.and 51st Avenue N.E ..Increased densities in the vicinity of the shopping center are in the public interest. 3.Snohomish County has approved Village Green on a Planned Residential Development basis,and has granted the owners a density bonus reducing the legal density of the ,subject property to 4.72 dwelling units per acre. By this calculation the proposed development is not unreasonably inconsistent with the 1978 Marysville Comprehensive Plan. 4. The City Engineer and City Utility Department issued an approval of sanitary sewer connections to the subject property on November 6,1978,which was one week before the 1978 Marysville Comprehensive Plan was approved. 5.Sanitary sewers for the subject property would be in the interest of public health,safety and welfare.
